All properties are smoke-free environments. Smoking of any kind is not permitted within or outside of the apartment, including balconies, patios, or common and parking areas. Any sign of smoking is a violation of the stay agreement, which may result in immediate termination and recovery fees beginning at $500. Check-in is at 4 PM and check-out is at 11 AM with a $75 per hour late fee. There is a $200 penalty for removing smoke detectors and a $200 penalty for lost key fobs. No outside guests are allowed without permission. One towel per guest per stay is provided. A valid photo ID is required to complete the booking. A maximum of two pets with a combined weight of 40 lbs is allowed, excluding Pit Bulls, Bull Mastiffs, and similar breeds. An additional pet fee is based on the length of stay and is collected separately. All pets must be on a leash when outside on the property. Emotional Support Animals may incur a pet fee and their presence can be declined from stays. Guests must provide a copy of their official government-issued photo ID, confirm contact information, pass through a verification portal, and may need to complete a criminal background check. Failure to provide these documents will result in cancellation and denied entry. All guests must sign a rental usage agreement. The primary person booking must be at least 22 years old for out-of-town guests and 25 years old for local guests. No weapons or drugs are allowed, and police will be called for violations. Guests must agree to not disturb neighbors and observe quiet hours from 9 PM to 8 AM. The home is monitored with decibel sensors for compliance. Long-term guests (30 days or more) will be subject to a background search and credit check. A $200 security hold on a credit card is required for incidentals, released 3-5 days post check-out, or a $35 non-refundable damage waiver can be chosen. Optional services like mid-stay cleanings and early check-in/late checkout are available for additional fees. The unit is equipped with a smart lock for hassle-free and secure entry.
