Hello everyone, I am an owner of a 2 bedroom duplex that will be available September 1st, 2026 in Lakeview, near Halsted and Diversey. My current tenants, who have been great tenants are moving out after 2 years, hence this posting. I am sad to see them go, but wish them the very best of luck. On average, all my tenants have been with me for 3-5 years at a time and always maintained a good unit owner – tenant relationship. I will attempt to list the answers to the most asked questions regarding my unit and the building. If you still have questions after you read this post, please feel free to ask. The condominium building is only 5 floors, 23 units, and my duplex is on the second and third floors, corner unit. So there is no unit to the West of you, and no unit below you. Square footage is definitely over 1000. There are two bedrooms, one bathroom on the third floor of the building, and a small concrete balcony ( facing North ), fireplace, kitchen, (dishwasher & microwave), small dining room, and a living room all on the second floor. The unit comes with one outside, non covered parking spot if needed. I also pay for heat, gas, water, and RCN cable. In terms of cable, you get both cable and internet from RCN. The package includes 250 Mbps internet service speed and a 6 tuner DVR. My tenants have said that when they choose to get additional premium channels and extra add ins on top of what they were already getting through the buildings standard package with RCN, that normally would had cost them over $100 but they usually only pay $30 out of pocket, instead of $100, because of the deal we have with RCN. Laundry room ($1.50 wash, $1.00 dry), lobby and mail room all located on the first floor. Two exits from the building, as well as, 2 exits from the unit itself. There is an elevator in the building, and also a roof deck that you can use for your get togethers. The roof deck comes with patio furniture and grill for your convenience. There are ceiling lights and fans in every room, AC in the two upstairs bedrooms, as well as, downstairs in the living room. The units are heated by baseboard heaters that have hot water running thru them. The hot water is heated by the boiler in the boiler room by natural gas. Elite Intercom manages our outside intercom system. Video cameras have been installed around the building, which is also managed by Elite. We have a maintenance/ janitor person that is at the building at least twice a week. Smoke and Carbon detectors, as well as fire extinguishers, located throughout the building. You have access to both the CTA trains and buses within walking distance, and the train stops are at the Wellington and the Diversey stations, very convenient. Sorry, no dogs allowed. No smoking. Cats are ok. The rent is $2,400. A first and last month’s rent is due at the signing of the lease, which is minimum 12 months. A 1x non-refundable fee of $500 is also required for moving in and eventually moving out expenses, cleaning, painting, paperwork, etc. Thank you for your time and interest. MK
