RENTAL POLICY: A $85 non-refundable application fee is required for each adult (this covers credit and background check). We will process your application through our screening process, which will check your credit report, criminal history, rental background, and verification of proof of income (verifiable gross monthly income should be three times the monthly rent) to confirm that you meet our criteria. A $100 administrative fee will be charged upon approval. The unit will not be reserved for applicants until the application is approved and the administrative fee is received by management. A security deposit is due upon approval. First month’s rent is due prior to move-in date. UTILITIES: Tenant pays all utilities. PET POLICY: Adult pets (select dog breeds) are allowed with a pet screening fee of $25. In addition, a non-refundable pet deposit is required: $300 minimum for dogs and $150 minimum for cats. Monthly payments include: $25/month per dog and $15/month per cat. One time non-refundable pet fee $300 for dog and $150 for cat Applicants with dogs are required to provide a photo, animal license, current shot records and have renters’ insurance with pet liability.
