Applicant Screening Criteria All applicants must have a verifiable monthly income of at least 2.0 times the rent and a minimum credit score of 700. Positive rental history and satisfactory background checks are required. Criteria are applied uniformly to all applicants in accordance with Colorado fair-housing laws. The front unit in this historic Victorian duplex is conveniently located on a quiet street 5 blocks from Main Ave. and 2 blocks from the Sky Steps in the downtown Durango “grid.” The inside of the unit has recently been completely renovated. The kitchen has quartz countertops, a tile backsplash, new cabinets, stainless appliances, and an extra deep kitchen sink. If you like to cook, you will love the 6-burner gas range with a low-profile microwave above it. There is a dishwasher and garbage disposal too. The new stackable washer/dryer is tucked away in a closet. The original flooring on the first floor has been refinished and the upstairs has new carpet. There is a half-bath on the first floor. The main bathroom on the second floor has a new tile shower with a double sink marble top vanity. The second full bathroom is adjacent to one of the bedrooms. The light fixtures are all new and so is the neutral white paint. There is an extra-large bedroom upstairs, and two additional bedrooms. In addition to the beautiful new interior, there is a large deck and a front porch for you to enjoy your morning coffee. The yard has green grass that you do not have to maintain. The storage shed at the back of the property is shared with the back unit. A maximum of three people are allowed. Utilities are not included, and yard care is included with rent. We love dogs and cats, but because we have carpet in the unit, they are not allowed. The lease term will end on June 30, 2027. The security deposit is equal to 1 month's rent. Last month's rent is collected in advance, either with 1st month's rent or in installments: 1/2 collected in month 2 and 1/2 in month 3 of the lease. If you are looking for a clean, update unit with plenty of character in the best location in downtown Durango, look no further! This is a perfect set-up for professionals. If you are a full-time or part-time remote worker, any of the three bedrooms would make a great office.
