Blackout curtains are also included for comfort and privacy. The space features a spacious bathroom with a large walk-in shower, a roomy vanity with built-in storage, and a compact kitchenette equipped with a two-burner cooktop, refrigerator, and microwave (no oven). The unit includes two closets—one hanging closet and one shelved closet—providing ample in-unit storage. Please note there is no additional storage available outside of the unit. The studio may be rented furnished or unfurnished. • If rented furnished, it comes exactly as shown in the photos. • If rented unfurnished, all furniture will be removed, with the TV, microwave, and refrigerator remaining. Comfort is provided year-round with window A/C and a baseboard heater. Laundry A free, shared front-load washer and dryer (stacked, newer machines) are located in the garage and may be used anytime. Laundry is shared with the main house, and schedules can be coordinated to avoid overlap. Parking Street parking is available directly in front of the home, with overnight parking guaranteed for one vehicle. Due to the limited space on the cul-de-sac, additional vehicles are welcome to visit but cannot park overnight. Location The studio is ideally located within walking distance to Walgreens, three grocery stores, Dollar Tree, and a variety of restaurants. A nearby bus stop provides easy access to public transit. Utilities & Lease Terms Utilities are simplified with a flat $175 monthly fee, covering water, sewer, garbage, PG&E, and high-speed Wi-Fi (approx. 229 Mbps download / 39 Mbps upload)—well-suited for remote work and streaming.
