The property also features a front patio and a back yard with a patio/sitting area great for hosting a small gathering. The backyard is large enough to add a play area for the young ones as well! We are pet enthusiasts, please note that they must be up to date and kept up to date with vaccines and vet during your tenancy. You will be required to submit a non-refundable $300 pet fee, $1,000 pet security deposit, plus $50/month for each pet residing at the facility. The house has an open kitchen with a view of the living room area, making it especially great for hosting get togethers as you can both prepare food and socialize with friends and family. The loft area is perfect as additional hosting space, but it can also be used for an at home office. Solar, HOA, water, waste and lawn maintenance are covered by property management. Tenant pays electrical, gas. HOA offers pool access for two facilities. You will also be located near the park which is great for playing sports among other outdoor activities. Property is 5 min away from Walmart, Home Depot and other shopping centers. Garage is setup with a 240 volt outlet for electric car charging. About Valencia: This is a beautiful and clean city located in Los Angeles County, next door to Santa Clarita. Valencia is also known to be one of the safest cities in California, similar to Orange County. It also features some of the highest rated school districts, Magic Mountain - only a 10 minute drive from the property, and plenty of shopping centers. Dogs and cats are allowed, but you will need to provide copies of all updated vaccines, proof of being spayed/neutered, and vet information. You will also be required to maintain renters insurance that includes a pet policy (if applicable), and dog owners are also required to maintain bite insurance. No smoking/drugs permitted. Rent is due on the 1st of each month and is pro-rated for move-in and move-out dates. The security deposit(s) is required in addition to the first month of rent at signing.
