The ADU is not included with the rental of 182 Garcia Ave and will be leased separately to another party unless the applicant expresses interest and independently qualifies to rent both dwellings. 4) If available and approved, the ADU (184 Garcia Ave) may be rented for an additional $2000 per month with an additional $2000 security deposit. Approval is subject to owner discretion, screening criteria, and availability at the time of application. The owner is under no obligation to lease the ADU together with the front home. If both rented together, All utilities shall be in tenants name. 5) If only the front home is rented, tenant acknowledges and agrees that certain exterior and or common areas of the property will be shared with another resident occupying the ADU. Shared areas may include but are not limited to yard areas, walkways, driveways, and utility infrastructure. No exclusivity is granted to these shared areas unless expressly stated in writing. 6) Pets are conditional and subject to landlord approval. A 25 pound weight limit applies.
