Security deposit $2500 plus first month rent. Prospective tenants need good credit rating and references. I do not charge an application fee. I'll need proof of income and a copy of your free credit rating (most banks provide your rating). One-year lease. If tenant wants to remain beyond the year, I only increase rent to reflect my cost increases. For example, if my HOA fees increase by $50/month that's the amount rent will increase the following year. In other words I do not drastically increase rent. I prefer to have long-term tenants. Rent increase from prior tenant is due to costly upgraded bathroom and kitchen. My HOA does not permit short-term rentals.
