2 BIG Bedrooms in a warm, cozy townhouse without ANY shared walls. So, it is nice and private. We own and manage the duplex and it is located on ½ acre. Tenant to verify square footage. The north townhouse is the available unit not the townhouse with the porch. It is located to the left of the carport. You look out and enjoy a yard of old growth birch trees and huge ferns. Moose are regularly in the yard a big portion of the year. This beautiful townhouse is located near the heart of Homer, Alaska. It is less than one mile to the Calvin & Coyle Nature Trail which leads to Beluga Lake. It is 2 miles east of Ulmer’s Hardware. The bike path includes access from Triton Court. Many people ride bikes to The Spit from our neighborhood, approximately 6 miles to the Salty Dog. This lovely condo has 2 large bedrooms upstairs- Master = 12’ x 18’ and Bdrm #2 = 9’x 18’. All bedrooms have carpet in excellent condition, installed in 2023. Enjoy a full kitchen, full bathroom and a half bath. The kitchen and living room have big windows so you can enjoy the garden view while feeling private. A stackable washer/dryer unit is included. The carport is in between both condos. You will park in the carport space next to your condo and it is tandem parking. Otherwise, you will have to share the property with moose and Sand Hill Cranes. EXPENSES……….The first month’s rent + security deposit + sales tax + pet fee ($1,800 + $1,800 + $39.25 + $50 pet fee = $3,689.25). Tenant pays for internet, Enstar (gas) for heat and HEA (electricity) for stove. Renter’s insurance is highly recommended but not required. Landlord pays for water/sewer, lawn mowing and building maintenance. PETS……….We have a dog-friendly policy, 1 dog maximum, absolutely NO CATS or any other type of pet. We adore cats and our gorgeous boy adopted us years ago. Unfortunately, in the past, a tenant totally ruined a unit due to cat issues of nearly $13,000 damage. If you have a dog, please bring the dog for a pet interview during the showing. NO SMOKING………..We have a strict policy regarding no smoking, no vaping on the entire property, including the garden, neighbor’s porch, common areas and carport. Our tenants appreciate a quiet, peaceful atmosphere. They give us feedback that they like the 10 pm to 7 am ‘quiet time’ policy. All of our leases expire at the end of April each year, in other words we like year-round tenants. We do NOT do vacation rentals. Every year, applicants propose various options which include them leaving in September or October. For years, our answer has been, no thank you for a multitude of reasons. This policy is true for 2025 as well. HOW TO APPLY…………The rental application is done via Avail. To save people money, we do a simple questionnaire first. Then, it's narrowed down to 2-3 potential renters. At that point, they fill out the Avail $55 application. You are able to do 80% of the application BEFORE paying for the $55 fee and BEFORE Avail produces the credit and criminal background checks. If you fill out 80% of the application BEFORE the showing, the walk through at the apartment, this speeds up the decision-making process. Typically, the most common issue that can slow down a prospective tenant is the connection between the person’s bank information and Avail. You can get to Avail via . HOW TO SET UP A SHOWING…………. ………..One of the two landlords, Mike, will conduct the showings. Please send him a private text message and communicate directly with him. One of the things we look for in a tenant is mature communication skills. One of our most mature tenants was 19 years old when she and her 20-year old boyfriend rented from us.
