Each bedroom includes a private full bathroom and walk-in closet. Queen-size mattresses and box springs (approximately five years old) are included and have been sealed and protected. Facility amenities include gated entry (code required), a swimming pool, and a fitness center. EACH applicant is subject to the same objective screening criteria for each lease term and is required to provide their own SEPARATE qualified guarantor who is not also a tenant in the same unit. All prospective tenants and guarantors must complete an application and submit to screening through the TurboTenant platform. Screening includes a credit report, criminal background check, eviction history search, identity verification, and review of relevant public records as provided by TurboTenant’s screening services. While no minimum credit score is required for tenants, each guarantor must have a minimum credit score of 650 and must demonstrate verifiable income sufficient to support the lease obligations. Each guarantor must execute a written guaranty agreement accepting full financial responsibility for the lease obligations. Applicants and guarantors may not have any eviction judgments for nonpayment of rent within the past five (5) years or any outstanding landlord collection judgments. Approval is based on compliance with the above criteria and the overall screening results. Screening is applied consistently to all applicants for the applicable lease term.
