Valley Ranch is a planned development that has been under continuous development since the 1970s. It is located just north of Highway 635, along Mac Arthur Boulevard in zip code 75063. There are more than 30,000 residents who live in the more than 4,100 single family homes. There are 21 multi-family communities in the development.
In addition to the residential part of this development, there are 138 businesses and 8 neighborhood centers. Businesses in the area include restaurants, and medical and dental offices and a veterinary clinic. Although all of the residential land has been developed, there are still roughly 15 acres of commercial land that haven’t been developed yet. The Dallas Cowboys training facility is located in Valley Ranch. Irving has more restaurants per capita than any other place in the United States.
The area sits along the Trinity River Basis and was once a cattle ranch. Because of the potential for flooding from the famous heavy Texas storms, there is an extensive system of levees and canals that are designed to prevent flooding. There are more than 5 miles of ponds, landscape canal walkways that gently wind through the neighborhood and 7 different parks. The landscape areas are maintained by the Valley Ranch Association.
Homes in the area vary greatly in size, and some are just under 2,000 square feet and others are well over 3,000 square feet. There are also condominiums in the area. The condos are older — some built in 1985 — and homes were built over a huge span of time, between 1989 and 2010. The typical architectural style is traditional, and there is a mix of one and two story structures.
Silverado Ranch is a 30,000 square foot indoor recreation of a 1880s western town. It has been referred to as “The Ultimate Western Special Event and Entertainment Complex.” It is full of hand rendered western art and period facades. Two stages provide audio effects, light and sound.
