The Villages at Warner Ranch is a Planned Unit Development (PUD) that was designed to be developed in multiple phases. The area is to be a mixed-use type of development, meaning it will contain retail stores, other types of commercial businesses and residential areas. The residential areas will consist of both multi-family and single-family dwellings.
The area is located at the southwest side of the intersection of the Texas 45 Toll Road (or Louis Henna Boulevard,) and South A.W. Grimes Boulevard. Louis Henna Boulevard is the northern boundary, South A.W. Grimes Boulevard lies to the east, and Warner Ranch Road lies to the west. The southern edge of the community runs up against Warner Ranch.
There is presently a Walgreen’s that is located at the corner of Louis Henna Boulevard and South A.W. Grimes Boulevard, and a short distance south of Walgreen’s there is an Auto Zone on South A.W. Grimes Boulevard.
The intention is to develop roughly 60.60 acres of residential property, including both multi-family and single-family dwelling units. There are two tracts of land that are zoned for multi-family units: one at 21.2 acres and the other at 26 acres. The area of these multi-family units is designed to support a total of 926 units, with one parcel having 406 units and another having 520 units. An area of 13.4 acres is allocated for single-family homes.
An additional five acres at the northwest corner of this entire property is to be developed as a park.
The location of the Villages at Warner Ranch is ideal — especially for people employed at Dell. It is a mere minutes from Dell, and the Texas 45 Toll Road (Louis Henna Boulevard) makes it convenient to Interstate 35 as well. Shopping is also convenient with Greenlawn Crossing no more than five minutes west down Louis Henna Boulevard. Further west, but still quite convenient, the Boardwalk offers the convenience of one-stop shopping, along with restaurants and more.
