PET RULES AND REGULATIONS * 1.In addition to the normal pet deposit required for this apartment, the undersigned hereby agrees to pay an additional fee of $300 for the privilege of keeping a pet in the apartment. It is expressly understood that this is a non-refundable fee. In addition, the Resident agrees that all cleaning and damage charges created by the pet in the apartment as well as the surrounding areas will be repaired and the cost of such repairs paid by the Resident. * 2.It is specifically understood that this agreement and fee covers only one (1) pet per apartment and that pet shall be in animal such as a cat or dog of the type normally found to be living indoors. PET WEIGHT SHALL NOT EXCEED 65 POUNDS FOR A FULLY GROWN PET. All animals must be at least one year of age prior to occupancy. * 3.DESCRIPTION OF ANIMAL. Resident may keep only the animal approved by management and described below, and may not substitute any other animal. The following breeds are prohibited: Chows, Dobermans, German Shepherds, Pitt Bulls, Huskies, Alaskan Malamutes, and Rottweilers, as well as any dog which has ever bitten an individual. Neither the Resident nor his guests or occupants shall bring any other animal into the dwelling or apartment community (no visiting pets). * 4. Pets shall be taken outdoors only with a collar and leash, and shall not be left tethered outside. Common areas such as office, clubhouse, hallways, etc. are only for ingress/egress and pets shall never be left unattended. Pets shall always have a collar and leash while in common areas or outside the building. At no time shall an owner loiter in a common area with a pet, regardless if it has a collar and leash. Loose pets outdoors or in common areas will be immediately reported by Management to the local Animal Control Department for removal from the premises. * 5.Pets shall not be allowed to disturb other residents, meaning the owner will not permit his pet to make undue noises outside ...
