Waverly Hills began as a single plantation back in the 1850s. The owner of the plantation, John Branch, was the last territorial Florida governor. Some of the streets include Ivanhoe Road and Lasswade Drive – Lasswade is where Scott started his writing career and is described in his book, The Gray Brother.

Located within the Waverly Hills neighborhood are Waverly Pond and Glen Brinkley Park. Waverly Pond is situated on Kenilworth Road and is the crown jewel of the Waverly Hills neighborhood. Residents actively work together in preserving the beauty of the pond and its surrounding area. A gazebo has been added to pond area. Waverly Pond is a popular destination for local residents to relax and enjoy the scenic view. Just to the east of Waverly Hills are McCord Park and Harriman Circle Park.
