High Pines is an established residential neighborhood of traditional Florida-style block and brick ranch homes on standard-size lots, landscaped with native trees and plants.
Major roads accessing the neighborhood are North 12th Avenue to the north and Summit Boulevard and Bayou Boulevard to the east, providing access to the Pensacola Regional Airport, Sacred Heart Health System, and Pensacola State College.

Historic Pensacola Village is a 15-minute drive from the neighborhood and provides residents with a look at Pensacola history. Residents are welcome take a 45-minute tour of the historic district that includes the Barkley House, built in 1825 and the oldest example of high-house architecture in Pensacola.
Also in the historic district is T.T. Wentworth, Jr. Florida State Museum, Pensacola Historical Museum, and the 1832 Old Christ Church, Door House, LaSalle House, and the Lear-Roche lave House, each built in the 1800s.
